Application
Process
We’ve developed qualifying criteria that identifies key areas to observe when considering a potential renter’s application. We handle the entire process using the Texas Association of Realtors application and related forms. Additional things we handle for you include: the collection of application fees, execute background checks, verify residential and employment history, and ultimately determine if the applicant is qualified.
Monthly
Accounting
We provide a monthly accounting of funds relating to your property, and we will present your monthly rent minus our management fees and any other related expenses in a timely manner. Our property owners can access all related reports via their client portal at any given time. Should you need any assistance accessing these documents, Jerwyn is always on standby ready to provide anything you may need.
Leasing
Information
We use the Texas Association of Realtors lease and other related forms when available. During the lease term, your property management specialist will do annual inspections of your property, keep track of lease violations, renewals, and handle maintenance issues as they arise. We collect all rent and fees and manage those funds for you.
Marketing
Techniques
Ways we market your properties include but are not limited to: Multiple Listing Service (MLS), Property Management Software, and all of our social media platforms. Using the MLS places your property in front of other real estate agents who probably have clients looking for a rental opportunity. It also feeds to over 150 different search engines. Within the Property Management Software we use, your property will have a listing published to many additional platforms for even more prospects to see.
